fan whine & Key Fob

Hi, hope someone can give me a hand with a pair of issues of my car.
I have a 2005 R53 with 78.000 kms, bought it last January after being stored for a while. It had only 1 key fob, the one with the 3 buttons, and of course it was discharged. Used the car 2 days and it started working ok. But just a week ago, it started losing its ability to open my doors remotely (had to come closer each day) until it stopped working. Tried the reprogramming steps and nothing happened. As that key is nearly 8 years old, could the battery be done? How do you open the key fob to change that battery?
On the other hand, I bought an extra key, complete set with chip and remote parts, same mhz, etc. I haven't cut the blade yet and as it seems that having the key to be programmed isn't easy, I’m thinking of swapping the interiors with my old key, and leaving this new blade as valet key. That way I’ll have a new key fob and battery.
Lastly, it's getting cold down here (I’m from Chile) and started using my heating unit (I’m not fond of A/C so I didn't notice it during summer time). The thing is that the fan is making an annoying loud whine when set over #2 speed....how can I access that fan to lube it o fix it? Any DIY step by step guide available?
